Gwadar Allocates Land for Central Business District
The Balochistan government allocated 2,585 acres for Gwadar’s Central Business District (CBD). The project will cost Rs 90 billion initially. The area has also been declared a tax-free zone, exempt from all provincial taxes. A 280 km road network supports the CBD. Officials estimate the project could generate Rs 400 billion in profit over 10 years.
Key Meeting Reviews Project Progress
The project was discussed during a meeting on March 31, chaired by Moin-ur-Rehman Khan. Chief Engineer Haji Syed Muhammad, Director Town Planning Shahid Ali, and other senior officials attended. They reviewed the project’s timeline, technical plans, and strategic importance.
Integration With Gwadar Smart Port City Projects
The CBD will complement multiple projects including:
- New Gwadar International Airport
- Eastbay Expressway
- Pak-China Technical and Vocational Institute
- Rehabilitation of the old town
- Parks, ecological corridors, and tourism mapping
- Digitalization initiatives and skills-based economy
These projects aim to enhance social and civic amenities and create business opportunities.
Transforming Gwadar Into a Financial Hub
Moin-ur-Rehman Khan said, “Gwadar is becoming a hub for tourism, trade, and investment.” The CBD forms a core part of the Gwadar Smart Port City Master Plan. It will serve as the city’s modern downtown.
The CBD will include:
- Business offices, hotels, and residential apartments
- Shopping centers, conference halls, and cultural centers
- Traffic management systems, parking, walking tracks, cycling routes, and modern public transport
Tourism and Lifestyle Infrastructure
The development will also feature:
- Amusement parks, an art and culture museum, and a grand theater
- A library, international expo center, Gwadar Tower, and marina park
- Seaside resorts to boost tourism and local business
Investment and Development Strategy
The CBD will develop in phases over eight years, starting with basic infrastructure. Officials plan to attract investment through:
- Land sales
- Public-private partnerships (PPP)
- Joint ventures (JV)
These strategies aim to ensure sustainable economic growth and transform Gwadar into a world-class business city.
